Marriott International Headquarters & Marriott Hotel
Construction of the new Marriott International Headquarters and Marriott hotel in downtown Bethesda, MD is nearing completion. The office building is being handed off in five tranches from Hensel Phelps, the general contractor responsible for the building’s core and shell, to rand* construction corporation, the general contractor responsible for the interior fit-out. The final tranche is being delivered this week, marking the end of substantial completion of the base building and all infrastructure.
Along the office building’s southeast corner, the only remaining hoist continues shuttling materials along the building’s height. The removal of the hoist is scheduled for September 13 and will take about one week to complete, which will then be followed by about two months of work to complete the exterior façade. With the façade completed, the remaining signage will be installed and work on the plaza will continue, which is expected to be completed by the end of the year.
Meanwhile, work on sidewalks adjacent to the property continues in various stages of installation. A new crosswalk over Woodmont Avenue to Garage 11 be completed and available to use prior to the project’s completion. Throughout construction, pedestrians and vehicular commuters are advised to proceed with caution and follow all directional signage around the development site. The development team is also working closely with adjacent businesses and residences to ensure sufficient access is maintained through project completion.
The development team has applied for a temporary noise waiver, currently pending approval, for nighttime work to mill and pave the southbound lanes of Wisconsin Avenue between Cheltenham Drive and Commerce Lane. The work includes milling and overlay of new asphalt paving. This work is scheduled to take place between mid-September and mid-October between 9:00 p.m. to 7:00 a.m., Sunday through Thursday. Please note that the Maryland State Highway Administration requires this work to be performed during nighttime hours because of multiple lane closures, and it should help minimize disruptions to local business operations while enhancing pedestrian safety and reducing traffic congestion.
