Development Update: August 2, 2021

Marriott International Headquarters & Marriott Hotel
Construction of the new Marriott International Headquarters and Marriott hotel in downtown Bethesda, MD continues, with crews making substantial progress inside and out and the project is on track for completion.
The office building is being handed off in five tranches from Hensel Phelps, the general contractor responsible for the building’s core and shell, to rand* construction corporation, the general contractor responsible for the interior fit-out. Three of five tranches have been delivered since April, with the fourth and fifth tranches expected in the coming weeks and months.
Exterior accent lighting, a distinctive design feature of the office building, is now active and visible at night along Wisconsin Avenue, drawing the eye up toward the building’s rooftop. Along the office building’s southeast corner, the project’s only remaining hoist continues shuttling materials along the building’s height. The hoist is expected to stay in place until September or October.
Outside, work is underway on the plaza between the office and hotel buildings. When finished, the plaza will provide a lush, green thoroughfare for public access between Wisconsin and Woodmont Avenues. Underneath the plaza, a sophisticated stormwater management system is being installed. Following enough time for curing and testing to ensure a perfect seal, the work will continue above ground in the coming weeks on the plaza’s hardscape and landscape.
In the next couple of weeks, the sidewalk along Norfolk Avenue will be opened to pedestrian traffic. Throughout construction, pedestrians and vehicular commuters are advised to proceed with caution and follow all directional signage around the development site. The development team is also working closely with adjacent businesses and residences to ensure sufficient access is maintained through project completion.
